What types of properties work best?

We work with a wide range of properties, but the best-performing placements tend to be:

  • 2–5 bedroom single-family homes or townhomes in residential neighborhoods
  • Properties with a full kitchen, washer/dryer access, and at least basic furnishings
  • Homes near good school districts, which are especially in demand for displaced families with children
  • Pet-friendly properties, which give us significantly more flexibility during placement

Unfurnished properties can be discussed — we have furnishing partners who can help prepare your home for placement.

How much will I earn?

Rates vary by market, property size, season, and current placement demand — but our homeowner partners typically earn 10–25% above standard long-term rental rates in their area. That premium reflects the value of guaranteed payment, professional tenants, and full management. Your guaranteed monthly rate is agreed upon before any placement begins — you'll always know exactly what to expect.

What if there's damage to my property?

Every placement is preceded by a documented pre-move inspection with photos, and followed by a move-out inspection in the same format. Our clients — insurance carriers and corporations — carry liability and accountability that individual tenants typically don't. In the rare event of damage, we have a documented process for addressing it and our clients are financially responsible parties. We will never leave you without a clear path to resolution.

Can I decline a specific placement?

Yes. We present family or occupant details before confirming any placement in your property. You have the right to decline for a documented, valid reason — such as a pet in a non-pet-friendly property or a household size that exceeds your property's capacity. We do ask that homeowner partners remain available and responsive so we can move quickly when a match arises.

How quickly does placement happen once I register?

It depends on your market and current case activity. Some properties receive a placement match within days of registration — particularly in active CAT regions or high-demand markets. Others may take a few weeks while we wait for the right match. We'll keep you informed throughout and will never rush a placement just to fill a vacancy. The right match benefits everyone.
